An EICR assesses the safety of a property’s fixed electrical installation, including the consumer unit, circuits, earthing and bonding. Legal requirements

In England, electrical safety regulations require rented homes to be inspected and tested at intervals of no more than 5 years, or sooner if the report requires it. The rules now cover private and social rented homes, with transitional deadlines for some existing social tenancies. Reports must be supplied to tenants within the required timescales, and C1, C2 or FI findings require remedial or investigative work, normally within 28 days or sooner if specified. Local authorities can impose financial penalties of up to £40,000 for specified breaches.

How long does an EICR take?+

Most one-to-three-bedroom properties take around 2–4 hours, depending on size, access, circuit count and the condition of the installation.

What happens if my property fails?+

You receive clear defect coding and a remedial quote. C1 and C2 defects must be remedied to achieve a satisfactory report, and we can carry out the works and re-certify.

How much does an EICR cost?+

Our guide prices start at £185 excluding VAT for a one-bedroom property, £210 for two bedrooms and £240 for three bedrooms. Larger homes and complex installations are quoted individually.

Can you arrange access with tenants or managing agents?+

Yes. We regularly coordinate appointments with tenants, landlords, letting agents and block managers, subject to the access details supplied at booking.
