How often do I need an EICR?+

For rented homes in England covered by the electrical safety regulations, the installation must be inspected and tested at intervals of no more than 5 years, or sooner if the previous report requires it. The rules cover private and social rented homes, with transitional deadlines for some existing social tenancies.

What appliances require PAT testing?+

Any portable electrical item a landlord or business provides — kettles, toasters, microwaves, heaters, white goods and extension leads.

What are HMO electrical safety rules?+

Rented HMOs in England covered by the electrical safety regulations require an EICR at intervals of no more than 5 years, or sooner if specified. Alarm, emergency-lighting and supplied-appliance measures depend on the property, fire-risk assessment and local HMO licence conditions.

How often must emergency lighting be tested?+

BS 5266 guidance generally uses a brief monthly function test and an annual full-rated-duration test, often 3 hours. The system design, fire-risk assessment and manufacturer instructions take priority.

Do EV chargers need annual inspection?+

Yes — periodic inspection is recommended to confirm RCD protection, load and wiring remain safe under regular charging.
