What Changes the Price?
Bedroom count is a useful starting point, but an EICR is priced around the installation being tested. Circuit count, outbuildings, multiple consumer units, older wiring, poor labelling, previous alterations and the time needed to gain safe access can all affect the inspection.

What Is Included?
The inspection covers the fixed electrical installation rather than portable appliances. Testing normally includes the consumer unit, circuits, protective devices, earthing, bonding and a representative sample of accessories. The report records observations using C1, C2, C3 and FI classifications and states whether the installation is satisfactory.
Does the Price Include Repairs?
No. An EICR is an inspection and report. If the result is unsatisfactory, remedial work is quoted separately so the scope and cost remain transparent. Avoid quotations that appear unusually cheap but exclude reporting, limit testing without explanation or make the certificate dependent on accepting repairs.
How Long Does an EICR Take?
A typical one-to-three-bedroom property often takes around two to four hours. Larger installations or properties with access problems can take longer. Electrical supplies may need to be interrupted during testing, so tenants and home workers should be told before the appointment.
